When we hear the term farmhouse, we are often referring to a rural dwelling commonly known in Italian as a casolare. Historically, this is a building located in the open countryside, used by groups of people bound together by family ties: peasant farmers, in fact. They made use of this arrangement so that they could have a home where they could work the adjacent land.
Farmhouses such as these are widespread in the Marche region due to a strong peasant culture that until the first decades after the Second World War was based on the Mezzadria model. This is borne out by the Marche landscape itself, with large stretches of hills, with villages situated on the hilltops, and dominated by a rural, agrarian landscape.
The plots of land are often small, and not infrequently a farmhouse can be seen within them, often with farmland, a garden and sometimes centuries-old trees.
The region has one of the highest spread-out populations in Italy: the total number of rural farmhouses numbers in excess of 110,000.
There are several examples of farmhouses available in the Marche Country Homes portfolio. In this in-depth study we focus on three properties situated in a charming setting where time seems to have stood still. They are in need of major renovation and reconstruction work, offering tangible returns. These are practical matters in which we at Marche Country Homes have been specialising in for several years, thanks to our close working relationship with the Sergio Marinelli Architectural Studio.
A Farmhouse Near Cingoli
Not far from Cingoli, in the vicinity of San Vittore is Casale Tavignano, located in one of the most fertile wine-growing areas in the province of Macerata and the Marche: the outstanding wine here is Verdicchio. This is a farmhouse in need of complete rebuilding, with an excellent position from where you can admire the sweeping countryside of Staffolo and Cingoli, stretching as far as the Apennine Mountains. There are two buildings within the site, and it is possible to choose to rebuild only one of them. It is possible to construct a swimming pool too, given the presence of water in the vicinity.
The location of this mezzadrile house from the 15th century is excellent, close to both the sea and the mountains.
Casale Poggiolino, near Filottrano
Casale Poggiolino, a farmhouse located in Filottrano in the province of Ancona, impresses with its simply perfect location. In fact, the farmhouse is located not far from the beaches of the Conero and close to the snow-capped peaks of the Apennines, which can be admired from the house. In this case too, a rebuilding project of the property is essential, to be carried out in compliance with the Marche region’s farmhouse criteria. Utilities are all nearby, the road is in excellent condition, and the lush countryside and peace and quiet are unparalleled. A splendid outcome is guaranteed.
Casale Melampo, not far from the Conero
The last farmhouse we focus on is also a ruin and in need of major redevelopment. Casale Melampo is a former farmhouse located not far from the Conero, since it is near Filottrano in the province of Ancona. The view overlooks the Sibillini Mountains, in a setting dominated by Mediterranean scrub and ancient woods and oaks. In this case, too, what has been already pointed out for the previous properties also applies here: we can carry out a 360° turnkey restoration project.
Why choose Casale Melampo? In addition to its stunning location, it’s because it has a special charm, with the opportunity to salvage valuable materials such as old beams and terracotta tiles for use in the rebuild. Also included is an outbuilding of 38 square metres, which can be further extended.
