Contrada Durano

In this village of just over three hundred souls, twenty minutes from the Monti Sibillini Park and forty minutes from the Adriatic beaches, the proximity to both of these essential elements—the mountain that narrates and reveals, specifically the Sibyl, and the welcoming sea—creates complete harmony with nature. This also explains why Contrada Durano, the property we present, has historically been a monastery first and later a stronghold of the Papal State.

Smerillo is a village situated at 800 meters above sea level, while Contrada Durano is located at 500 meters above sea level. With an equally expansive panorama reaching the sea on clear days, Fermo and other villages between the provinces of Macerata and Fermo, where the property is located, are more visible.

Not a farmhouse but a hamlet, meaning a complex of two farmhouses, one of which is very large and articulated, surrounded by half a hectare of land – additional land up to eight hectares is available for purchase.

The larger building, approximately 550 square meters, is spread over four floors and is registered as a farmhouse – category D/10. It is composed as follows:

1st floor: 1 bedroom and a small living room with bathroom and anteroom, and three storage rooms;

2nd floor: 2 bedrooms with a living room, one with a fireplace, and 2 bathrooms. Other accessories.

3rd floor: professional kitchen, restaurant entrance, two restaurant halls opening onto the living room with a fireplace, bathroom, and anteroom.

4th floor: two bedrooms and 1 bathroom.

All bathrooms have showers. In front of the two rooms on the 1st and 2nd floors, there are comfortable terraces and small porches.

Some doors, like those of the restaurant, are hand-decorated and painted, with terracotta floors, wooden windows with double glazing. As the building is situated on the hill, you don’t feel the sensation of four floors, as each room is reachable via a paved path of stones and bricks, very romantic, with glimpses of the countryside and stone walls. Each room has its own entrance and is very secluded.

You really feel like living in a small village.

And now the second building: registered as A/3 – the regulations for purchasing are different fiscally – two rooms on the ground floor, a cellar on the basement level. You reach the first floor via a comfortable internal staircase, where you enter the hall with panoramic windows and a habitable kitchen, as well as a service bathroom. From the kitchen’s French door, you access the garden with a scenic path leading to the wisteria pergola, the fountain, and the garden with a whirlpool or to the scenic walk with the path leading to the ancient figure of San Vincenzo Ferrer and then reaching the vegetable garden and olive grove, returning to the main entrance. Ample parking, woodshed, and a spring.

GPL heating, a pellet stove in the restaurant, and a thermo fireplace. Electricity, municipal water, and a fountain. Excellent road. The village of Smerillo is about two kilometers from the property.

Smerillo is famous not only for its splendid places, all waiting to be explored but also for truffles and chestnuts.
