Unspoiled nature is a by-word for The Monte Conero Regional Park, a protected area of 6000
hectares close to the crystal-clear azure waters around The Conero Riviera. A farmhouse that fits in
perfectly with the wild and spontaneous spirit of the place, where each morning you can enjoy the
view of the sun rising from the sea, a sea easily accessible by foot on the walk to Trave beach. A
magical place.
To reach the house you pass the village of Varano, famous for its bakery that still uses a wood-fired
oven for baking, then along a country road between vineyards, brooms and cypresses. Even just
getting there is pure delight: the farmhouse is surrounded by trees, but both it and the garden still
get sun all day, as if somehow protected by the majestic, benevolent shrubbery.
Formally an old manor house, restored in the late nineties and lived in by the same owners who now
intend to sell it because it has become too big, secure in the knowledge that the future owners will
come to love the property just as they did. It’s a 400 sqm house on two floors with an attic and two
pergolas, and 6000 sqm of garden surrounded by land planted with olive trees, vineyards and
meadows. In the Conero area (as in the rest of the Marche) the property cannot be altered
structurally, but the garden area provides the option of building a swimming pool. The house is half
plastered and half stone, and the style is simple but refined: the floor is in terracotta, the window
frames are made of wood, as are the interior doors, and there are two fireplaces: a main one on the

proximity to the sea and that the entrances to the ground floor and to the first floor are separate,
with the first floor accessed via an external staircase.

fitted kitchen, pantry, bathroom, laundry, hallway, closet, two bedrooms with French doors
accessing the garden. Another porch and wood-burning oven.
External staircase, loggia, large entrance with study area and library, seating area with
fireplace, a double bedroom with wardrobe area and private bathroom, another bedroom with its
own bathroom, and another four bedrooms with bathrooms and functional attic. Many of the rooms
enjoy sea views, others of the countryside and The Monte Conero. The house is connected to mains
water, electricity, central heating with radiators, and has both telephone and WiFi connectivity.
A genuine jewel of The Conero, and a superb example of well-maintained rural architecture that has
avoided fads and trends but instead remained unspoilt and respectful of its past. A true rarity these
days.

who do not want to give up city life entirely and the advantages it offers: schools, a university, a
good hospital, a cinema, theatres, restaurants, a port with daily ferries to Greece and Croatia.
