Farmhouse in the Marche located equidistantly between Cingoli and Staffolo, in a well-served
countryside area.
The main house is about 500 square metres spread over two floors, has been recently renovated yet
still maintains the main features of the rural farmhouse, and where possible preserves the original
floors as well as the layout of the rooms.
It is a very bright farmhouse, sited on a hillside with south-east and west oriented facades; on the
ground floor there is a modern fitted kitchen, a large living room where the old stable used to be, a
bedroom with a large bathroom with shower, and another room used as a garage and storage.
There’s a downstairs bathroom and laundry area. The floor is in old bricks and mortar.
On the first floor is a traditional large Marche kitchen with lounge and fireplace, four large bedrooms
and two large bathrooms. There’s a large room that could be used as a living room or large master
bedroom, or converted into two additional bedrooms.
The first floor boasts high ceilings with wooden beams and exposed tiles, while the floors are in
original antique terracotta. The mixture of architectural styles and touchpoints is truly harmonious
and charming.
The double-glazed windows are wooden framed, heating is thanks to LPG radiators, and the
electrical and central heating systems have been checked and certified.
The second building that comes with the property is an old barn in good condition.
The third building is 70 square metres, all on one floor, facing the swimming pool: a garage,
swimming-pool pump room, wood oven, kitchen, bedroom and bathroom. Only the sanitary ware
needs installing to complete the work.
The swimming pool has a salt-water filtration system – rather than chlorine – and measures 5 x 10

from the striking headland of Monte Conero in front of you, the entire Adriatic Sea from Pesaro to
Porto San Giorgio, taking in hundreds of villages and towns, likewise situated on hilltops. Bell towers,
steeples, farmhouses, evening lights flickering to signal the limits of the land, beyond which you
know lies the Adriatic Sea … to the south-west fields and valleys roll away, and finally the Apennine
chain appears, with its sea of untouched green forest covering the mountains as far as the highest
rocky peaks, often whitened with brilliant snow.
Cingoli is all about stone and palaces, magnificent buildings fashioned with slabs hewn from the
surrounding mountains, Cingoli is narrow alleys and breezes that meander through the streets.
There are churches with hidden treasures, such as the esoteric Lotto and his Madonna del Rosario.
Why choose the countryside around Cingoli? For its beauty of course! It is a diverse landscape, with
valleys and hills, woods and a lake where you can fish and swim, even though the sea is only about
30 minutes easy drive away.
The house is served by two villages, both located about a couple of kilometres away, where you can
find a pharmacy, doctors’ practices, bars, restaurants and pizzerias, banks, hardware stores, pastry
