Located in the countryside around Senigallia, situated in the Morro d’Alba vineyard area. Gentle hills rising from the sea are a common feature around here, with vineyards, olive groves, meadows and ploughed fields. The Marche region is at the forefront of organic farming and is ranked among the leaders in Italy in terms of the area devoted to biodynamic agriculture.
The property consists of two buildings: the main house, of about 140sqm set over two floors, is in a good state of repair and is inhabited mainly in spring and summer. On the ground floor there is a living room with fireplace, a kitchen and two other rooms that are in need of further redesign. On the first floor there are three bedrooms and two bathrooms (although presently there is only one bathroom, but space exists for the second). Four bedrooms and two bathrooms could easily be created.
The adjoining 22sqm-building could be turned into a mini-apartment. The beauty of this particular property is without a doubt the woodland that surrounds the houses: centuries-old trees that provide coolness in the summer months and the feeling of being immersed in nature, far removed from the rest of the world, whereas the delightful reality is that we’re just 10km from the town of Senigallia, and only ten minutes from the sea.
Renovating the house will involve replacing the electrical and plumbing systems, installing new bathrooms, doors and windows, insulating the roof and reinforcing the foundations. Obviously this is not a demolition and reconstruction project, so the time to renovate the property will be considerably reduced.
There is also the option of building a swimming pool.
The surrounding area is quiet and secluded.
It is not possible at the moment to give a precise size of the included land, but do bear in mind that it includes all the woodland and also an olive grove (see photo). The entrance from the road into the woods to the house is particularly charming.
The property is situated around 10km from Senigallia and about 3km from Morro d’Alba, where you’ll find a supermarket, good restaurants and bars, a bakery, a pharmacy, a hardware store, a post office and bank, and lots and lots of wine cellars!
