Farmhouse San Leo

Not so long ago, this area formed part of Le Marche; indeed, it’s historically part of Le Marche, infact it mantains his its original name of Montefeltro.
San Leo was one of the strongholds conquered by the great duke Federico of Urbino, in his eternal struggle with Malatesta of Rimini, the costant fights for the hearts and minds of Italy, in the most beautiful period of  our country: the Renaissance.
From its beautiful setting one can see the distant Rocca di san Leo,where the famous Count of Cagliostro was imprisoned, an extremely popular tourist destination from those who come inland from the coast on day trips,although these day people take far more interest in the beautiful countryside and are far less reluctant to reveal who they are, where they come from, their history and anthropological roots.
This beautiful 19th century farmhouse set over three floors was once a home, a kiln for brickmaking, wartime ballroom, a food shop for the locals. In short,  a place full of significante and presence, rather than pale anonymity, and its light still shines brightly even on a gloriously sunny day.

What’s more, it’s surrounded  by two hectares ( 20.000 square metres) of beautiful farmland as well as two thousand square metres of Vineyard ( 2000 square metres ) , and another one thousand and two hundred   square metres of cultivated land ( 12000 square metres ) , for a total of just under three hectares, situated between woods and agricultural lands.
The sea is not far away, and you can sense its presence rolling up over the hills, but its chaos and intensity are far away: here you’ll be listening to the sound of deers and hares as they bound across the farmland.

A few small details about the buildings:
the largest building is about 200 sqm over three floors, to be entirely restored and all the original  local stone cleaned.

The building next door is 80 sqm, an agricultural oubuilding with the required permission to be changed into a dwelling space.
All the building volumes can be increased by 20% if the original structures are not demolished,or by 30% if they are. Mains water and electricity are connected. The town is two minutes’ away.The access road is in excellent condition, with gravel roads forming only the last fifty meters leading up to the house
